Özet

Türkiye is a transcontinental country that bridges Asia and Europe. Its geographical location between these continents enables a rapid increase in demand for real estate and infrastructure. Over the past two decades, Türkiye’s real estate industry has experienced substantial growth, propelled by demand from locals and international stakeholders. Additionally, enhancements in governance structures have played a crucial role in supporting these achievements. Simultaneously, both the public and private sectors have increased housing supply, but not enough to meet the existing demand. This chapter explains the drivers of real estate demand in Türkiye and summarises the key messages of the preceding chapters in seven categories: macro environment, institutional and legal framework, real estate financing and investment, real estate market characteristics, urban planning and restructuring, public real estate and public policies, and prospects. In that sense, this chapter applies the analytical PESTEL framework: political, economic, social, technological, legal, and environmental drivers for real estate in Türkiye are presented, and provide a short SWOT (Strengths, Weaknesses, Opportunities, and Threats) analysis. The chapter concludes with an outlook and recommendations for improving the real estate sector in Türkiye.
