Does Integrating PropTech into Turkish Sukuk Investment Provide an Effective Alternative for Delivering Affordable and Social Housing in Türkiye?

Özet
This chapter proposes the integration of property technology (ProptTech) in Sukuk contracts to promote affordable and social housing investment in Türkiye. This chapter also assesses the need for employing innovative approaches in utilising Sukuk investments to address social and affordable housing needs. Technology adoption has led to a shift in the nature and type of housing required in the nineteenth century compared to those needed in the twenty-first century. Therefore, it is crucial to make modifications to the existing housing structure and adopt a more technological approach in the newly constructed housing. Since the provision of housing should be a collective effort beyond public institutions, the use of Sukuk investment is suggested as an alternative source of funds that could be diverted to address national issues on real estate at an affordable price and with an ethical profit for investors. For this analysis, quarterly data from 2014Q1 to 2024Q3 is collected, and a Panel ARDL analysis is applied on 20 provinces in Türkiye. Sukuk investment is a dependent variable, while first house, second house, mortgage, real estate CPI, HPI, other finance, and turnover are independent variables. House sales and the COVID-19 pandemic are control variables. The findings reveal that Sukuk and houses establish long-term relationships with different speeds of adjustment to short-term shocks in provinces.
