Özet

Housing constitutes a fundamental human need and a basic human right. In contemporary society, efforts are made to address the demand for housing, which serves not only as a prerequisite for basic living but also fulfils various roles, including fostering a sense of ownership, facilitating social interaction, and providing personal security. Despite its significant importance, housing remains a major challenge, particularly in terms of financing. Considering this, this chapter focuses on the financial challenges associated with housing, including housing prices and real estate bubbles, as well as the inherent risks and the social and economic dimensions of housing. This chapter endeavours to critically examine the concept of a housing bubble in Türkiye, as well as its formation and assessment. In recent years, housing prices have escalated significantly, and a sudden decline in housing prices appears highly improbable. Therefore, by analysing several indicators related to housing market dynamics, this chapter argues that the increasing housing prices are not merely a consequence of a housing bubble.
